01 Agreement to these terms
These Terms of Use govern your access to and use of calcubear.com and every tool, page, and calculator on it (together, the “Site”). By using the Site you agree to these terms. If you do not agree, please do not use the Site.
Calcubear is an independently owned and operated website based in the United States. It is not a bank, lender, mortgage broker, real estate brokerage, tax preparer, law firm, or financial advisory firm, and it is not affiliated with or endorsed by any such organization or by any government agency.
02 What Calcubear provides
Calcubear provides free, browser-based calculators that produce illustrative estimates — projected monthly payments, loan balances, home values, and equity over time, based entirely on the assumptions you enter and on general reference data such as average property tax rates by area.
The Site does not process applications, submit information to lenders, verify your eligibility for any loan, or produce a quote, offer, pre-approval, or commitment of any kind.
03 No professional advice
Nothing on the Site is financial, investment, mortgage, real estate, tax, accounting, or legal advice, and nothing on it creates a professional or fiduciary relationship between you and Calcubear.
Decisions about buying, selling, refinancing, or borrowing against a home carry real financial consequences. Before acting, consult a licensed mortgage professional, a real estate attorney, a certified public accountant, or a fiduciary financial advisor about your specific circumstances. 04 Accuracy, assumptions, and availability
We work to keep the Site's calculations and reference data reasonable and current, but we make no promise that any figure on the Site is accurate, complete, or applicable to your situation. Tax rates, insurance costs, interest rates, fees, and home values change constantly and vary by property, lender, and locality.
The Site is provided on an “as is” and “as available” basis, without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Site will be uninterrupted, timely, secure, or error-free.
We may change, suspend, or discontinue any part of the Site at any time without notice.
05 Acceptable use
You agree to use the Site lawfully and not to:
- Scrape, crawl, harvest, or bulk-download the Site or its underlying data using automated means without our written permission
- Attempt to gain unauthorized access to the Site, its servers, or any connected system
- Interfere with the operation of the Site, including by overloading, flooding, or disrupting it
- Introduce malware or any other harmful code
- Reverse engineer, decompile, or copy the Site's code or design to create a competing service
- Click on, or encourage others to click on, advertisements displayed on the Site other than out of genuine interest
- Remove, obscure, or alter any copyright, trademark, or other proprietary notice
06 Intellectual property
The Site's design, layout, text, graphics, the Calcubear name and bear mark, and the underlying code are owned by Calcubear or its licensors and are protected by copyright, trademark, and other intellectual property laws.
You may use the Site for your own personal, non-commercial purposes, and you are welcome to save, print, or share the results the calculator produces for you. You may not otherwise reproduce, republish, distribute, or create derivative works from the Site's content without our written permission.
Third-party names, logos, and trademarks that appear on the Site — including within advertisements — remain the property of their respective owners.
07 Advertising and third-party links
The Site is supported by advertising, including advertisements served through Google AdSense. Advertisements and links to third-party websites are provided for convenience and revenue support only.
We do not select, review, endorse, or guarantee any advertiser, lender, product, service, or third-party site, and we are not responsible for their content, offers, practices, or accuracy. 08 Limitation of liability
To the fullest extent permitted by law, Calcubear and its owner will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, savings, data, goodwill, or business opportunity, arising out of or relating to your use of or inability to use the Site — including any decision you make in reliance on a figure the Site produced.
To the fullest extent permitted by law, our total aggregate liability arising out of or relating to the Site will not exceed one hundred U.S. dollars (US$100.00).
Some jurisdictions do not allow certain limitations of liability or exclusions of implied warranties, so parts of this section may not apply to you.
09 Indemnification
You agree to indemnify and hold harmless Calcubear and its owner from any claim, demand, loss, liability, or expense (including reasonable legal fees) arising out of your misuse of the Site, your violation of these Terms, or your violation of any law or the rights of a third party.
10 Changes to these terms
We may revise these Terms from time to time. When we do, we will update the “Last updated” date at the top of this page. Your continued use of the Site after a revision takes effect means you accept the revised Terms.
11 Governing law
These Terms are governed by the laws of the State of Maine, United States, without regard to its conflict of law rules. You agree that any dispute arising out of or relating to these Terms or the Site will be brought exclusively in the state or federal courts located in Maine, and you consent to their jurisdiction.
12 Severability and entire agreement
If any provision of these Terms is found unenforceable, that provision will be limited or removed to the minimum extent necessary and the remaining provisions will stay in full force. Our failure to enforce any provision is not a waiver of it.
These Terms, together with our Privacy Policy and Disclaimer, form the entire agreement between you and Calcubear regarding the Site.
