02 What the calculator actually assumes
Projections look precise because they are printed to the dollar. They are not. Understanding what sits behind each figure is the difference between a useful planning tool and a false sense of certainty.
Because of these simplifications, the equity figure Calcubear shows is a modeled projection — not the cash you would walk away with if you sold.
03 Accuracy is not guaranteed
We make a reasonable effort to keep formulas correct and reference data current, but we make no representation or warranty, express or implied, about the accuracy, completeness, reliability, timeliness, or suitability of anything on this Site.
Reference data such as average property tax rates is gathered from public sources, updates on no fixed schedule, and may be out of date or wrong for your specific property. Always verify tax figures with your local assessor's office and loan figures with your lender.
04 Not an offer, quote, or approval
Nothing on this Site is an offer or solicitation to lend, an application, a rate quote, a pre-qualification, a pre-approval, or a commitment to extend credit. Only a licensed lender can tell you what you qualify for and on what terms.

05 Past performance and forward-looking figures
Any projection of future home value, equity, or gain is a forward-looking estimate, not a forecast and not a promise. Historical appreciation in a market does not predict future appreciation. Home values can and do decline, and it is possible to owe more on a mortgage than a property is worth.
06 Advertising disclosure
Calcubear is free to use and is funded by display advertising, primarily through Google AdSense. We earn revenue when ads are shown or clicked on this Site.
Advertisements are selected and served by third parties. We do not choose individual advertisers, we do not review or endorse the products or services advertised, and the presence of an ad — including one for a lender, refinance offer, or financial product — is not a recommendation. Advertising revenue has no influence on the calculator's math or on anything written on this Site.
